Johnny Lewis recalls his first real estate purchase at Hardys Bay on the Central Coast with his much loved Dad, Alfie. When the local real estate agent prompted Johnny to have a look at the property, negotiations began slowly, and thankfully Johnny was able to pull his Dad into the sale (at first quite begrudgingly) the rest is history. This Hardys Bay property has brought the Lewis family so many beautiful memories which continue to this day.

The office market in Sydney continues to face a challenging path ahead due to the imminent surge of supply, primarily in the Sydney CBD. High incentives (discounting) are being offered especially from institutional owners.
- Interestingly 44% of property buyers in Australia were willing to pay a higher price for a property based on personal preference alone, especially when it comes to investment properties, buyers are disregarding factors such as rental return, transport, schools, vacancy rates, and infrastructure. This decision appears to be driven purely by emotions rather than logic.
- The industrial market was one of the strongest performing asset classes in 2022. Strong demand from investors and owner occupiers was the main driver. The lack of stock played a big roll.

Immigration will be a key factor in the property market gaining traction in Sydney. Facts are by 2050 Sydney is forecast to grow to 8 million people.
