New Labor government – what does this means for the property market? 

Contrary to popular belief, federal elections don’t have all that much impact on housing cycles. Factors such as credit availability, the cost of debt and economic factors are far more important.

You can go back decades; the market has endured peaks and troughs in regard to which side of politics gets in power.  Broader economic conditions are largely influenced by global factors and are far more important in dictating property prices than any one side of politics.

Are there construction challengers ahead?

There are headwinds for anyone who is looking to undertake some sort of build right now. Demand for builders and materials far outstrips the availability to supply both. Anyone with an inkling of economic smarts will tell you, that means higher costs and longer project times.

There’s lots going on in the world at the moment. Are there any changes in the property market right now?

With the lead up to any federal election it’s normal that the hand break comes on in the market. There are some segments of the market that have slowed and other areas that have continued to be quite buoyant. Even with rising inflation and interest rates the stock levels for both residential and commercial assets currently remain low. The next few months are the ones to watch.
