  • Where are people parking their money? Property investors are hungry for growth and stability; recession-proof commercial properties with long leases and quality tenants are high on the radar.

  • CBD office vacancy rates across Australia are trending at 10.1% up from January. Canberra is the only city to have single digit vacancy at circa 6%.
  • More than 43,000 Australians moved to regional areas when the pandemic hit. Regional markets that may buck the trend and keep rising are Tamworth NSW, Bundaberg QLD, Toowoomba QLD, Barossa Valley SA, Albury-Wodonga NSW/VIC.
  • In Tamworth, the total value of the housing market has risen by a surprising 53% over the past decade. Why? There is a property undersupply, rising demand and prices are lower than capital cities.
  • The Badgerys Creek Airport to the west of Sydney, won’t simply be a large runway and a terminal smacked down in the middle of the countryside. There are plans for it to be an “aerotropolis” – that is a city based around an airport. It will be called the Greater West City. A north and south mini-city (built on either side of the airport) will hold 250,000 people by 2050. In Bringelly, which lies to the south of Badgerys Creek, has seen its land prices increase exponentially on the back of land being rezoned.

Summary: 
We were engaged to purchase three investment properties for our client. The prerequisite was that the properties were to be purchased in “blue chip” areas that have proven growth and low rental vacancies and needed to be purchased before the end of the financial year.

We were engaged by a specialist doctor to undertake due-diligence and negotiations regarding a medical office facility which was under construction.

Our client saw the benefit of using a tenant advocate with market independence, negotiation experience and knowledge. Our client was very interested in securing the space, however they were reluctant to formally commit until we throughly investigated the development, asking rent, inclusions, finishes, lease terms and possible incentives etc.

Key Points: 
After a period of robust negotiations, we were successful in negotiating and securing the premises for our client. Key Benefits: substantial rent incentive over the term of the lease, outgoings capped, extended lease term and options period, additional parking, reduced annual rent increase percentage.

Aged Care Assist

Brighton Le Sands, NSW

Summary: 
We were engaged to assist our client in selling her mother’s home who had transitioned into care. My client had very little experience in property transactions and needed our support, guidance and experience navigating through the whole selling process.

Key Points: 
We made recommendations to our client on what work needed to be undertaken before the property was actively put on the market. In addition to this we organised appraisals from prominent agents and after consultation with our client appointed an agent to sell the property. We monitored things closely to ensure the agent was doing everything possible to achieve the right outcome. We keep our client fully informed throughout the whole process. The marketing campaign was successful, and the property sold successfully at auction.
