What’s Shaping the Property Market
Residential real estate continues to underpin Australia’s wealth, estimated at a total value of $11.1 trillion.
The first interest rate cut this year will be an important litmus test that may well set the tone for the market in all segments in 2025. It’s early in the year, but we are seeing some renewed energy in the market in several price points.
One to watch… Sydney’s retail market is expected to perform relatively well over the next year compared to the last 5 years, some industry experts have commented. Rental affordability could be an ongoing issue for many tenants, in my opinion.
Sydney, Brisbane, Gold Coast & Adelaide are holding their own and the gold standard currently for investors. Stock levels for blue chip property are still low. The buyer pool has increased in many price points in the market. Steady, incremental growth will continue in my opinion.
Melbourne property markets both unit and housing are struggling and subdued at best.
There are more than 2 million renters in NSW and over 600,000 investors. If you are an investor, take note! Changes to rental reforms start on the 19th of May 2025.
