Australian capital city dwelling prices increased by 0.2% over the past month and are now 5.9% higher than this time last year.
Housing Supply Challenges:
The undersupply of housing remains a persistent issue, with experts agreeing that current construction levels fall far short of meeting demand. This situation is unlikely to improve significantly in the near term.
Retail Sector Insights:
Opportunities for entry-level retail property investors remain limited due to slow or negative growth in the retail sector, driven by rising costs and increased mortgage repayments resulting from higher interest rates.

Property ownership is a cornerstone of Australian culture, often seen as an essential milestone in life. However, the dream of homeownership is becoming increasingly elusive for first-home buyers due to affordability challenges and a severe lack of available housing stock.
Industrial Market Update:
Sydney’s industrial leasing vacancy rate has risen to 2.1%, driven by a surge in new supply and increased sublease availability. While vacancy levels remain near historic lows, the increase offers tenants greater choice across the market.
Auction Clearance Rates:
Sydney’s clearance rate rose to 69.3% from 1,487 auctions, while Melbourne recorded a clearance rate of 61.7% from 1,452 auctions.
