Summary

Following the sale of part of their business, our client’s office requirements had reduced considerably. They were occupying approximately 350 sqm of B-grade Sydney CBD office space and engaged Locate Negotiate to secure a smaller, higher-quality office better suited to the business.

Our Approach

We assessed their requirements and determined that approximately 180–200 sqm would comfortably accommodate the business. The brief was to reduce their footprint while upgrading the quality and position of their office, with a preference for a fully fitted space.

After several weeks of market analysis and inspections, we identified a high-quality fitted office that met the brief.

We assessed the landlord’s proposal and negotiated significant changes, including early access, a delayed lease commencement, substantial incentives and additional landlord works, including new offices, a meeting room and an upgraded kitchen.

We also represented the client in the make-good negotiations for their existing premises, helping manage their exit obligations and reduce the risk of unnecessary costs.

Outcome

The client secured a smaller but significantly better office, with favourable commercial terms, valuable landlord-funded improvements and reduced ongoing occupancy costs.

Importantly, we managed both sides of the transition — negotiating the exit from the existing premises and securing the new office — providing our client with independent representation throughout the entire process.
